Most window cleaners make you call for a number. We publish ours, because a per-window rate is honest and easy to check: count your windows, do the arithmetic, and you know roughly where you will land before you ever pick up the phone.
What that rate covers is the whole unit — glass, sills and frames, not just the pane. We hand-detail the sill and frame after the glass, because a spotless pane sitting in a dirty frame still looks dirty from inside the room. Cleaning is done with squeegee and detailing technique rather than by blasting a window with a pressure washer, which forces water past seals and into the wall.

Window cleaning prices
Restrictions that apply to the prices above. Per-window rates cover standard single and double-hung window units. Large picture windows, sliding glass doors, French doors, bay and bow assemblies, transoms, skylights, storm windows and multi-pane specialty glass are counted or quoted differently because they take substantially more time. Windows requiring ladder work above the second story, roof access, or restricted or obstructed access may carry an adjustment. The $15 promotional rate applies only during qualifying promotions — ask whether one is currently running and whether your project qualifies; do not assume it applies. Screen cleaning is not included. Hard water spotting, paint overspray, construction residue and permanently etched or scratched glass require separate treatment and may not fully clear. Every visit is subject to the $175 minimum. Your final written estimate controls the actual price and scope of work.

Most customers use that headroom for a few extra windows, screen cleaning, or bundling in gutter cleaning or house soft washing on the same trip. These figures assume standard window units with normal access and no specialty glass; your written estimate is what determines the real number.
What a window cleaning visit includes
- Confirmed count first. We count and categorize your windows before work starts, and any specialty glass or access adjustment appears in the estimate rather than on the invoice.
- Glass, sills and frames. The pane is squeegeed and detailed, and the sill and frame are hand-wiped so the whole unit looks clean from inside the room.
- Interior protection. On inside-and-outside jobs we use drop cloths at each window and work around furnishings rather than through them.
- No pressure washing of glass. Windows are cleaned by hand technique, not blasted — high pressure drives water past window seals and into the wall.
- Cobwebs and frame debris cleared. Exterior frames, tracks and corners get cleared as part of the work.
- Damage flagged, not hidden. Failed seals, fogging between panes, cracked glass and rotted sills get reported to you. Cleaning cannot fix any of those and we will not pretend it will.
- Licensed and insured. More than $2 million in coverage, with certificates available on request for property managers and HOA boards.

Many customers use the difference by adding a few more windows, screens or an exterior service to the same visit.
What counts as one window?

Is the $15 promotional rate available right now?
Not always. The $15 per window inside-and-outside rate applies during qualifying promotions only, so it depends on whether a promotion is currently running and whether your project meets its requirements. Ask us when you request your estimate and we will tell you honestly what is available at that time. Do not assume the promotional rate applies until it appears in your written estimate.
Do you clean screens and window sills too?
Glass, sills and frames are included in the per-window rate. Screen cleaning is quoted separately because it takes additional time to remove, wash, dry and reinstall each screen. Hard water spotting and paint or construction residue on the glass also require separate treatment and may not fully come out, which we will tell you before we quote.
