A commercial or institutional property is a procurement process, an insurance requirement, an occupancy schedule and a facade that somebody will be held accountable for if it gets damaged. Those are the parts that go wrong, and they are the parts we plan for first.

Building facades & storefronts

Soft washing for EIFS, stucco, metal panel, brick, block and vinyl facades. Facades are where high pressure does the most expensive damage, so pressure stays surface-appropriate and the chemistry does the work. Entrance surrounds, canopies, soffits and signage areas included.

Sidewalks, entryways & dumpster pads

Concrete walkways, entry aprons, loading areas, stairwells and dumpster pads — the surfaces that pick up traffic grime, gum, spills and organic staining fastest and that customers walk across before they reach your door. Cleaned with a rotating surface cleaner for an even finish rather than wand stripes.

Graffiti removal

Fast response matters with graffiti, both for appearance and to discourage repeat tagging. We remove graffiti from metal panel, finished masonry, glass, concrete and block. Results depend on the substrate: sealed and non-porous surfaces usually clear completely, while porous unsealed brick and raw concrete can retain a shadow because the pigment soaks in. We tell you which situation you have before quoting.

Restaurant & food-service exteriors

Patios, entryways, drive-through lanes, grease-affected concrete near service doors, and dumpster enclosures. This work almost always has to happen outside service hours, and we schedule accordingly.

HOA & multi-family communities

Scoped building by building with a schedule, a resident notification plan, and documented before-and-after photographs per building so the board has a record of what was delivered.

These properties bring the strictest documentation and access requirements, and we work to them: insurance certificates in advance, defined staging and water sources, coordinated site access and scheduling around breaks and off-hours.

How we scope and deliver

  • Site walk and written scope. We walk the property, measure, identify substrates and access constraints, and put the scope in writing. No verbal scopes on commercial work.
  • Insurance documentation up front. Licensed and insured with more than $2 million in coverage. Certificates of insurance are provided on request before scheduling.
  • Scheduling around occupancy. Early mornings, evenings, weekends and school breaks. We plan around your operating hours, not the other way around.
  • Staging, water and access planned in advance. Water sources, staging areas, power, keys and site access confirmed during scoping so nothing is improvised on the day.
  • Substrate-appropriate methods. Soft washing for facades, controlled pressure for hardscapes, targeted treatment for graffiti. Test areas on anything unusual.
  • Documented before and after. Photographs per building or per area, so boards, facilities directors and procurement have a record of what was delivered.
  • Limited warranty on completed work. A 1-year standard limited warranty, with a 2-year premium limited warranty on qualifying projects. Both subject to written terms.

Restrictions and terms. Commercial pricing is scoped per property based on measured area, substrate, access, height, occupancy constraints and frequency. NET-30 terms are available to commercial clients when established by agreement — terms are not automatic and must be set up in advance in writing. Some residential or commercial projects may require a 30% deposit to schedule. Graffiti removal results depend on the substrate as described above. Commercial projects are quoted individually, and different contract, payment, scheduling and warranty terms may apply than on residential work. The written commercial agreement controls the price, scope and terms of work. Warranty coverage is a limited warranty subject to written terms.

Can you provide a certificate of insurance for our procurement or property management requirements?

Yes. EP-PowerWash & Consulting LLC is licensed and insured with more than $2 million in coverage, and certificates of insurance are available on request for HOA boards, property managers, general contractors and public-sector procurement offices. Tell us what your requirements specify and we will provide the documentation before work is scheduled.

Do you offer NET-30 payment terms?

Commercial clients may receive NET-30 terms when established by agreement. Terms are not automatic; they are set up in advance in writing as part of your account. Some residential and commercial projects may instead require a 30% deposit to schedule. Commercial projects are quoted individually and may carry different contract, payment, scheduling and warranty terms; the written commercial agreement controls. We confirm which applies to your project before any work is booked.

Can you work outside business hours to avoid disrupting operations?

Yes. Restaurants, retail storefronts, fitness facilities and schools all have hours when exterior cleaning is impractical, so we schedule around occupancy, including early mornings, evenings, weekends and school breaks. Access requirements, water sources and staging areas are confirmed during scoping so the crew is not solving those problems on the day.

Can graffiti always be removed completely?

It depends on the substrate and how long the paint has been there. Graffiti on sealed, coated or non-porous surfaces such as metal panel, finished masonry and glass usually removes very well. Porous unsealed brick, concrete block and raw concrete absorb pigment, so aggressive spray paint can leave a shadow even after the paint film is gone. We assess the specific surface and tell you the realistic outcome before quoting, rather than promising a perfect result we cannot guarantee.

Do you handle multi-building HOA communities?

Yes. HOA and multi-family work is scoped building by building with a schedule, a resident notification plan and documented before-and-after photographs for each building so the board has a record of what was delivered. Recurring annual or semi-annual schedules are common, and pricing is quoted against measured footage and building count.
