Soft washing, not pressure blasting
Most of what discolors a house in Frederick County is alive. Algae, mildew and mold colonize siding wherever it stays damp — north elevations, shaded walls under tree canopy, and anywhere gutters overflow. High pressure can knock some of that off, but it also drives water behind panels, opens seams, etches stucco and strips oxidized aluminum finishes.
Soft washing solves it differently. We apply a cleaning solution matched to your siding material, let it dwell long enough to kill the growth at the root, then rinse at low pressure. The chemistry does the cleaning, so the water does not have to. How we treat each siding material
House soft washing is not one price and one process. Pricing and method both differ by material — along with the size of the home, its height and the current condition of the surface. Here is what changes:
Vinyl siding
The most common cladding in Frederick County's newer developments, and the most forgiving to soft wash. The concern is not the panel face but the seams and the wall behind it, so pressure stays low and rinsing is directed downward with the laps rather than up under them. Heavily chalked or aged vinyl is identified before we start, since chalking affects how uniform the finished result can be.
Stucco and EIFS
Stucco is porous and unforgiving. High pressure etches the texture permanently and can drive moisture into the wall assembly, which is a serious problem on synthetic EIFS. We use extended dwell time with a gentler solution and the lowest effective rinse pressure. Cracks, previous patches and failed sealant get flagged to you before we spray anything.
Brick and masonry
Brick handles cleaning well; mortar joints do not. Aggressive pressure erodes mortar and blows out repointing. We clean brick chemically and rinse gently, and we adjust the approach for painted brick, which behaves more like a coated surface than masonry.
Aluminum siding
Aluminum oxidizes as it ages, and that oxidized layer can come off unevenly if it is scrubbed or blasted. We assess the finish first and set expectations honestly — on some older aluminum, the realistic outcome is clean and uniform rather than restored to original color. We would rather tell you that in the estimate than surprise you afterward.
Composite, wood and fiber cement
We also soft wash fiber cement board, engineered wood and painted wood siding, along with vinyl fencing, shutters, soffits and downspout exteriors. If you have mixed materials on one elevation, we tell you in the estimate how each section will be handled.
What a soft wash visit includes
- Walkthrough and test area. We confirm the siding material and condition, then test an inconspicuous section before committing to a solution strength.
- Property protection. Plants and shrubs pre-wetted, sensitive plantings shielded, electrical outlets and light fixtures covered, windows and doors confirmed closed, runoff directed away from garden beds.
- Surface-appropriate application. Cleaning solution matched to your material, applied at low pressure and given time to work rather than being forced.
- Targeted attention. North-facing and shaded elevations, gutter-line streaking, soffits, shutters and downspout exteriors.
- Controlled rinse. Low-pressure rinse working with the laps, followed by a second rinse of landscaping.
- Before-and-after documentation. Photographs of the surface before we start and after we finish, so results are documented rather than described.
- Limited warranty. A 1-year standard limited warranty on completed work, with a 2-year premium limited warranty on qualifying projects. Both are subject to written terms.

Restrictions and how pricing is set. House soft washing pricing differs for vinyl, stucco, brick and aluminum based on material, size, height and condition. We do not publish a flat per-house rate because those four factors change the price substantially. After we measure and assess your property we issue a written estimate, and the final written estimate controls the price and the scope of work. Some residential and commercial projects may require a 30% deposit to schedule.

Will soft washing damage my vinyl siding?
Soft washing is specifically designed to avoid the damage high pressure can cause. Because the cleaning solution does the work, we can hold pressure at roughly garden-hose levels rather than forcing water behind panels, into seams or through caulk joints. We test an inconspicuous area first and confirm your siding's material and condition before choosing an approach.
Why does the north side of my house get so much worse than the rest?
North-facing walls in Frederick County get the least direct sun, so they stay damp longer after rain and dew. That moisture is what algae and mildew need to establish. It is normal for the north and shaded elevations of a home to look years older than the south side, and it is usually the first thing we treat.
