The surface decides the pressure
Horizontal surfaces collect what vertical surfaces shed. Decks, patios and driveways in Frederick County sit under tree canopy, stay shaded and damp, and grow a film of algae that turns slick when it rains. It is both an appearance problem and a genuine slip hazard, particularly on shaded steps and north-side walkways.
The mistake we get called to fix is too much pressure on the wrong surface. A pressure washer that cleans concrete beautifully will splinter a cedar deck, haze a composite cap, blast the sand out of paver joints and etch stripe marks into stamped concrete that never come out. So we match the method to the material: mostly cleaning solution and low pressure on decks and pavers, controlled pressure with a surface cleaner on concrete for an even finish without wand stripes.

What we clean, and how
Wood decks, railings and stairs
Cedar, pressure-treated pine and exotic hardwoods are all soft enough to damage. We clean with solution and low pressure, working with the grain, and we flag failing boards, popped fasteners and soft spots to you rather than blasting through them. If your deck is due for stain or sealer, cleaning is the necessary first step — we will tell you how long to let it dry before coating.
Composite and PVC decking
Composite is not maintenance-free; it just fails differently. Mold grows in the embossed grain and in the shaded gaps between boards, and the manufactured cap layer can be permanently hazed or scarred by high pressure. The photo above is a composite deck cleaned with solution and low pressure — no scarring, original color back.
Concrete driveways, walkways and steps
Concrete takes real pressure, and we use a rotating surface cleaner so the finish comes out even instead of striped with wand marks. Driveways, sidewalks, porches, steps, garage aprons and pool decks all fall here.
Stamped and decorative concrete
Stamped and colored concrete has a decorative surface and often a sealer over it. Both can be damaged by aggressive pressure, so this gets treated more like a deck than a driveway: lower pressure, more chemistry, more patience.
Paver patios, walkways and retaining walls
Pavers grow moss and weeds in the joints, and cleaning naturally takes some joint sand with it. We clean at controlled pressure to limit that. Joint sand replacement and sealing are separate line items — if you want them, they will appear in your written scope, and if they are not listed, the work covers cleaning only.
What we can and cannot remove
We would rather be accurate than optimistic. Here is the honest breakdown:

How this work is priced
Restrictions and how pricing is set. Pricing depends on measured area, surface material, access and current condition. Stain removal results vary by stain type as described above. Joint sand replacement and sealing are not included unless listed in your written scope. All pricing is confirmed in a written estimate, and the final written estimate controls the price and scope of work. Some residential and commercial projects may require a 30% deposit to schedule.

Do you clean wood decks the same way you clean composite decks?
No. Wood is soft and directional, so too much pressure raises the grain, splinters the boards and leaves permanent wand marks. Composite has a manufactured cap layer that can be scarred or hazed if it is blasted. Both get cleaned mostly with solution and low pressure, but the products, dwell times and rinse technique differ, and we confirm which material you have before we start.
Will you be able to remove every stain from my concrete?
Organic staining, algae, mildew, dirt and general weathering usually come out very well. Rust, oil that has soaked deep into the slab, paint, tannin from leaves that sat for years and existing discoloration in the concrete itself may only lighten rather than disappear. We look at your surface, tell you which category your stains fall into, and set that expectation in the written estimate instead of promising a perfect result.
Is cleaning safe for the plants around my patio?
We pre-wet plants and shrubs before applying anything, shield or tarp sensitive plantings, and rinse the surrounding landscaping again when the work is finished. We also direct runoff away from garden beds and water features. Tell us about anything particularly delicate and we will plan around it.
Do you re-sand paver joints after cleaning?
Cleaning pavers removes some joint sand along with the growth in it, so joint sand replacement and sealing are handled as separate line items when you want them. If your written scope includes re-sanding or sealing it will be listed, and if it does not, the work covers cleaning only.
