Local knowledge is practical, not decorative
Frederick County is not one environment. A 1920s brick rowhouse downtown, a vinyl-clad colonial in Ballenger Creek, a composite deck under oak canopy in Lake Linganore and a hillside property outside Brunswick have genuinely different problems — different materials, different exposure, different access, and different water supply situations.
That matters because the wrong method is what ruins exteriors. Knowing before we arrive that a neighborhood is mostly stucco, or that a development's north elevations always carry heavy algae, or that a rural property will need us to plan our own water, means we scope accurately and price accurately. Communities We Serve
Frederick
Our home base, and the widest range of building types in the county. Downtown and the historic district bring older brick, painted masonry, aging mortar joints and painted wood trim — all of which need a gentle chemical approach rather than pressure, because high pressure erodes mortar and strips paint. Further out, mid-century and newer neighborhoods are mostly vinyl and aluminum siding with asphalt shingle roofs. We handle the full range: house soft washing, roof soft washing, window cleaning and downtown commercial storefronts.
Ballenger Creek
Dense residential development, largely vinyl-clad, with a lot of homes on similar elevations and orientations. The recurring call here is heavy algae and mildew on north-facing and shaded walls while the sunny side still looks fine — a classic soft washing job. Townhouse rows also mean shared elevations, so neighbors often book soft washing together, which is usually the cheapest way to do it for everyone.
Urbana
Newer construction on larger lots, with tall elevations, substantial composite decking and mature installed landscaping. Height is the practical factor: three-story elevations and steep rooflines change access and therefore pricing. The landscaping matters too — expensive plantings right against the foundation mean careful pre-wetting, shielding and rinsing, which is standard on every job we do.
New Market
A mix of genuinely historic buildings in the old town and newer subdivisions around it. Those two need almost opposite approaches: historic masonry and painted wood get the gentlest chemistry and lowest pressure we have, while newer vinyl handles a standard soft wash. We confirm material and condition on site before choosing a method, especially on anything historic.
Lake Linganore
Heavy tree canopy and lakeside humidity make this one of the most consistent areas in the county for roof algae streaking, moss on shaded lower roof courses, and slippery green film on decks and shaded walkways. Gutters fill faster here than almost anywhere we work, so twice-yearly gutter cleaning or gutter guards is genuinely worth it rather than an upsell.
Walkersville
Semi-rural, with larger properties, longer driveways, outbuildings, barns and fencing. Concrete and gravel-adjacent surfaces pick up more dirt, and there is simply more square footage of everything — which means measurement drives the price more than anything else. Water supply and access get confirmed during scoping so nothing is improvised on the day.
Middletown
Valley setting with a mix of older homes in town and newer development around it. Older properties often have mixed materials on a single elevation — brick with wood trim, or siding over a masonry base — so one wall may need two different approaches. We note that in the written estimate so you know how each section will be handled before we start.
Jefferson
Rural and semi-rural properties, frequently on wooded lots. Wooded lots mean canopy, and canopy means roof staining, moss on shaded slopes, and gutters that fill every season. Longer access drives and well water are common, both of which we plan for when scoping rather than discovering on arrival.
Brunswick
Older housing stock on hillside lots near the river. Two practical consequences: humidity from the Potomac corridor keeps surfaces damp longer, and sloped sites make access, staging and runoff control real considerations. Older siding and painted surfaces also need condition assessed honestly first — on aged aluminum or chalked paint, the realistic outcome is clean and uniform rather than restored to original color, and we say so in the estimate.
Thurmont
Up against the Catoctin Mountains, with the most shade and the coolest, dampest exposure in our service area. That combination produces the heaviest moss and lichen growth we see, particularly on shaded lower roof courses and north walls. Rooted lichen sometimes needs more than one treatment to fully release, and we tell you that up front rather than after the first visit.
Mount Airy
Ridge-top elevation on the county line, which means real wind exposure. Wind drives dirt and pollen onto siding and glass more aggressively, so window cleaning and siding washing tend to be needed a bit more often here than in sheltered neighborhoods. Newer subdivisions dominate, mostly vinyl with asphalt shingle roofs.

- Roof soft washing — low-pressure treatment for black streaking, moss and lichen on asphalt shingles

- Gutter cleaning, gutter guards and gutter installation — installation starting at $16.50 per linear foot for 2026, with 10% off for qualifying new clients
- Professional window cleaning — $18 per window inside and outside, $11 exterior-only, $175 minimum, restrictions apply

Do you charge extra to travel outside the city of Frederick?
Everywhere listed on this page is inside our normal service area, so there is no separate travel surcharge for those communities. Distance can affect scheduling, particularly for smaller jobs on the far edges of the county, which is why we sometimes group jobs in the same area on the same day. If a location falls outside our normal range we will tell you that up front rather than quietly adding it to the price.
Do you serve areas outside Frederick County?
Frederick County is our home service area and where we schedule most efficiently. We have completed commercial and institutional work well beyond it over the past 26 years, so for larger commercial, HOA, government or institutional projects it is worth asking regardless of where the property sits. Why does my neighborhood seem to have worse siding and roof staining than others?
Shade and moisture drive almost all of it. Neighborhoods with mature tree canopy keep roofs and north-facing walls damp long after rain, and that lingering moisture is what algae, mildew and moss need to establish. Newer developments with large open elevations dry faster but show streaking more visibly against light-colored siding. Both are normal, and both respond to soft washing.
